A note from the owner
Ask anyone who knows Elbow Park which block they would choose, and this stretch of 8th Street comes up quickly. The park is half a block from the front door, and across the street the view is green space rather than another row of houses.
Elbow Park School is four blocks away, close enough to walk every day of the year. Evenings belong to the covered front porch, looking out over the gardens and the white birches that turn gold every fall.
Homes in this part of Elbow Park proper do not come up often. When one does, it is worth seeing in person.
3226 8th Street SW sits on one of the most coveted blocks in Elbow Park proper: half a block from the park, facing environmental green space, and four blocks from Elbow Park School. It is a quiet residential street beneath mature trees, and the kind of location buyers in this community watch for.
The two-storey home presents a warm, classic face to the street, with horizontal siding and deep red trim, an arched front window, and a covered front veranda framed by dark timber posts. A multi-stem white birch anchors the front yard, with mature evergreens, ornamental grasses and perennial beds lining a brick-paver walk to the door.

Elbow Park was laid out in 1910 as Calgary's first planned suburb, on the banks of the Elbow River. A century later it remains one of the city's most established neighbourhoods: elm-shaded streets, the oldest community association in Calgary, and three river parks along its edges.
From here the Glencoe Club is a few blocks north, the Elbow River pathways are a short walk away, and the shops and restaurants of Britannia, Mission and 4th Street are minutes from the door. Downtown is about ten minutes by car.

Worth knowing
After the City annexed the land in 1907, developer Freddy Lowes surveyed it as an exclusive residential district of spacious lots on the banks of the Elbow. Building began in earnest in 1910.
The Elbow Park Residents Association dates to 1930 and is recorded as Calgary's oldest community association, and it still runs the rinks, courts and events today.
Construction was cut short by the First World War, which is why blocks of 1910s character homes sit beside later infill rather than a single uniform style.
Calgary's premier private athletic and social club sits on 29 Avenue. Membership is separate from living here, but for members in the neighbourhood it is a walk rather than a drive.
Sandy Beach, River Park and Stanley Park all border the community, connecting to the Elbow pathway network and dozens of kilometres of riverside trail.
The City of Calgary maintains one of the largest remaining stands of disease-free American elm in North America, and these streets are among its best. The shade over these streets is not an accident.
The residents association keeps tennis courts, soccer fields, a hockey rink, a pleasure-skating rink, ball diamonds and basketball courts running year-round.
Its permanent installations were developed in consultation with Indigenous Elders, ecologists and river engineers. Most Calgarians walk past them without knowing.
Elbow Park is close to some of Calgary's top-ranked public schools, including Western Canada High, Rideau Park and Elbow Park School, according to the Fraser Institute's Compare School Rankings. Catchments and designations change, so confirm eligibility.
Around 3,285 people live here, 94% of them owners and 98% in single-detached homes. Turnover is relatively low, and buyers often wait for the right street.
